Profit Projections

Based upon occupancy records from 2001-2011, it is possible to extrapolate the turn-key profit potential of Rio Caliente, and future dividends for investors.

In Rio Caliente’s best year, 2001, the average occupancy rate was 53%. The average occupancy rate never fell below 40% until after the crash of 2008. In 2008, the average occupancy was 44.70%, but in 2009, it dropped to 27%, barely a profit, and then in 2010, 25%,but in 2011, it was already climbing, back up, and before closing, ended up with an average occupancy of 31%. By this time, the owner was ready to retire. However, in 2011, economic recovery began to bring the tourism industry back, and in 2014, the much publicized “drug war” in Mexico came to an end, and Mexican tourism began a definite upward trend. Today, Mexican tourism is showing a healthy annual growth rate, and the Wellness Travel sector of the tourism industry, is a 500 Billion Dollar annual business.

Occupancy 2001-2011

In addition to Strategic Marketing Partnerships with our investors, friends, and loyal customers from the past, our goal will be to promote Rio Caliente as it always has been, through word of mouth, social media, bloggers, and professional reviews. By keeping advertising expenses low, we should be able to continue to operate at a 33% expense.

In the past, many yoga teachers and other workshop leaders were invited to bring their students, and share in the profits. This was a successful marketing strategy that we will continue to employ in the future.

It is easy to anticipate, operating at 40% capacity, or 20.8 rooms, multiplied by the average daily rate of $165; multiplied by 365 days, is an annual gross profit of $1,252,680, and net profit of approximately $417,560 after operating expenses. Within a short period of time, we hope to be operating at 80% occupancy, and therefore able to pay off the mortgage, and begin paying even higher dividends to investors.

There were two ways to experience Rio Caliente. Packages include selected treatments and are so affordable that guests could indulge in extra treatments without feeling guilty. Nightly Rates included access to the amenities, for guests who wanted to choose their treatments and meals a la carte.

Vacation Packages included accommodations, buffet-style vegetarian meals, yoga, water exercise classes, guided hikes, mineral hot pools, steam room, evening programs and selected treatments; all of which our Retreat-Topia staff will also be ready to offer on Day 1.

NIGHTLY RATES

Nightly Rates included accommodations, buffet-style vegetarian meals, yoga and water exercise classes, guided hikes, mineral hot pools, steam room, and evening programs. Therapeutic spa services could be added at very reasonable rates. All of these services would be available at Rio Caliente, as soon as we open the doors, and represent profit centers. By including some buffet meals and services in the package; Rio Caliente was able to offer a great package at a great price, while still earning a profit.
